The difference in fees is a difference in responsibility, not price

If you can manage it yourself, 15% is enough. 30% suits owners who want to delegate on-site judgment, cleaning and consumables. We don't push the higher plan on everyone.

Properties outside our service area, or where the building's bylaws prohibit minpaku (e.g. sectional-ownership condos), may not be accepted. Please start by sharing your property details.

Management fees are set not by how many messages we handle, but by how much of the on-site operating responsibility we take on.

At 30%, StayJP bears the cleaning cost and basic consumables. It isn't about handling more reservations — it's a structure where we take on broader operating authority and responsibility.

The cleaning company is an external vendor, not our staff, so managing and directing it takes considerable labor. Premium linen, brand-specified items, above-standard stock, and severe soiling or bulk replacement may be billed separately.

What the α in "30%+α" means

α is not an unlimited add-on fee. It is the adjustment for property-specific extra amenities, products and work beyond the essentials of daily operation, based on actual cost and workload. Face wash and hand soap are not included in the base and are adjusted as +α depending on room count, usage, product price and refill frequency.

An accommodation naturally incurs normal wear and aging as it keeps operating. The 30% plan is a service to maintain day-to-day operating quality — not one that renews or replaces the owner's assets for free. We can support condition checks, photo reports, product research, quote gathering, vendor contact and installation checks, but actual product, repair, installation, removal and disposal costs are separate.

"Act first, then report" vs "Prior approval"

Act first, then report (emergencies)

Within a limit agreed in advance with the owner, we act first and report afterward. This is to reduce guest complaints, refunds, cancellations, low ratings and negative reviews.

Frequently asked questions

Is the cleaning cost included in the 30% plan?

Yes. At 30%, StayJP bears payment to the cleaning company (at 15% and 20% the owner pays directly).

Are shampoo and conditioner included?

Yes, they are part of the 30% basic bath consumables.

Are slippers included?

Yes, they are part of the 30% basic room consumables.

Are face wash and hand soap included?

They are not in the base; they are adjusted as +α based on room count and usage.

How far does linen coverage go?

Up to standard-quantity basic linen (sheets, covers, towels, bath mats). Premium specs or above-standard amounts may be billed separately.

If furniture breaks, does StayJP cover the cost?

No. We support checks, reports, product research and installation coordination, but product and installation costs are separate.

What if the AC or fridge breaks?

We arrange the vendor and schedule, but call-out, repair and replacement costs are the owner's.

Are wallpaper or flooring replacements included?

No. Interior upkeep is outside the scope of daily operation, and construction cost is separate.

Can costs be used without prior approval?

At 30%, act-first-then-report is possible within the pre-agreed limit. Beyond that, approval is required.

Can I start at 15% and switch to 30% later?

Yes. Please consult us as your operation evolves.

Is 30% the more profitable plan for StayJP?

No. It increases our labor, work, responsibility and cleaning-cost burden. We don't push the higher plan on everyone.

I live overseas — which plan suits me?

If on-site handling is difficult, 30% (with act-first-then-report) suits you. If you can manage the cleaning company yourself, 15% is welcome too.

Important notes

  • The actual scope of service is finalized in the management contract.
  • Conditions may vary by room count, facility size, area and operating format.
  • The scope of cleaning-cost coverage is finalized by prior estimate and operating conditions.
  • Consumables exceeding normal usage may incur additional cost.
  • Costs for furniture, appliances, fixtures and interiors are, in principle, the owner's.
  • Emergency handling is carried out within the authority and cost limit set in the contract.
  • External vendor costs may be billed separately.
  • Damage from a guest's intent or negligence may be subject to OTA compensation procedures or separate billing. Revenue and reviews are not guaranteed.
