Short-term rental of a private residence (full or partial) by a host to travelers in Japan. Codified by the 2018 Housing Accommodation Business Act, often requiring outsourced management to a registered Housing Accommodation Manager when the host is absent.

特区民泊
National Strategic Special Zone Minpaku
Alternative legal frame under the National Strategic Special Zone Act, available in cities like Osaka and Tokyo's Ota Ward. Minimum stay 2 nights / 3 days, no annual operating-day cap. Distinct from the Housing Accommodation Business Act.
Ryokan-gyo (Simple Hotel)

Hotel License Japan
Operating license under Japan's Hotels Business Act. No annual operating-day cap, but requires public health bureau approval, fire-prevention equipment, and zoning compliance. Used for full-time minpaku and ryokan operations.
Master Lease

Whole-building lease
Contract form where the operator leases a whole building (or multiple assets) from the owner and pays a fixed rent. The owner gets cash-flow certainty; the operator retains full operational discretion. The most common contract structure for whole-building / REIT engagements.
NOI
Net Operating Income
Net Operating Income. Gross revenue minus operating expenses (cleaning, labor, OPEX, etc.), before interest, taxes, and depreciation. The headline KPI for REITs and real-estate funds.
GOP
Gross Operating Profit
Gross Operating Profit. Hospitality industry standard. Revenue minus direct operating costs (excluding land, building, taxes, depreciation). One level above NOI; GOP margin (GOP / revenue) is the operational efficiency metric.
Cap Rate
Capitalization Rate
Capitalization Rate = Stabilized NOI / Property Price. Lower means higher asset value. Short-term rental conversion that lifts NOI compresses cap rate and raises building value.
Asset Light
Asset-Light Structure
A model where the owner keeps the real estate while the operator absorbs operational risk and fixed costs. Lets a REIT or fund capture operational upside without bloating its balance sheet. Implemented via master lease or revenue share.
ADR
Average Daily Rate
The average price per sold room-night, calculated as room revenue / room-nights sold. One of the headline KPIs in vacation rental and hotel operations.
RevPAR
Revenue per Available Room
Revenue per Available Room. ADR multiplied by occupancy. Treated as the single most important operating metric since it captures both pricing and demand capture.
Occupancy (OCC)

Occupancy Rate
Room-nights sold divided by available room-nights. 70 booked nights out of 100 = 70% occupancy. Realistic annual range for Japanese minpaku is 60–80%.
Superhost
Airbnb Superhost
Airbnb badge awarded quarterly (Jan/Apr/Jul/Oct). 2026 criteria require all four of: 4.8+ overall rating, 10+ stays per year, 90%+ response rate, and host-side cancellation under 1%.
Guest Favorite
Airbnb Guest Favorite
Listing-level (not host-level) Airbnb badge granted only to ~2 million top listings that meet ratings of 4.9+, host cancellations under 1%, and other quality bars.
OTA
Online Travel Agency
Online Travel Agency — the umbrella term for booking marketplaces like Airbnb, Booking.com, Expedia, Rakuten Travel, and Vrbo. Minpaku and hotel operations typically list on multiple OTAs simultaneously.
