Before a whole-building or multi-room property changes operator, we inventory OTA accounts, current bookings, rate rules, guest communication, housekeeping, keys, and emergency coverage. Subject to the facility-side Inns and Hotels Act permit, StayJP explains the scope and handover terms it can currently assess.

What should I prepare first?

Share the address, permit type, room count, current operator contract terms, preferred change date, OTA and PMS details, current bookings, and the housekeeping, key, and emergency setup. We assess available materials before explaining possible scope and required handover items.

Can OTA reviews and existing bookings transfer unchanged?

It depends on the platform, account owner, listing setup, and current contract. StayJP cannot guarantee review or account transfer. We review each OTA's rules and access, then identify bookings and operating items that can be handed over.

Does the Inns and Hotels Act permit transfer to StayJP?

No. The facility side holds and maintains the permit. StayJP's Housing Accommodation Management Business registration applies to minpaku management and is not a hotel permit. Where an application or renewal is needed, we can introduce an affiliated administrative scrivener.

Are housekeeping, linen, and repair costs included in the management fee?

Third-party costs vary by work, property size, region, and contract plan and arise separately. The contract defines the quote, owner approval, order, completion check, and cost-reporting process.

How long does the change take?

Timing depends on current termination terms, existing bookings, account access, local coverage, and requested scope. We do not promise a fixed date or uninterrupted migration before reviewing the materials.
