An Airbnb co-host is a permission feature for operating a listing and reservations together. A registered residential accommodation manager accepts management work by contract under Japan's Private Lodging Business Act.
Bottom line: adding a co-host does not automatically create any management entrustment required by law. Check Airbnb permissions, the management contract, and the onsite operating structure separately.

A co-host has Airbnb permissions; a manager is a contracted operator
Airbnb explains that co-host permissions determine what a co-host can access on the listing. Depending on the permission level, this may include messages, calendars, pricing, reservations, and listing details.
Entrusting a residential accommodation manager is a separate relationship defined by a management contract covering the property, statutory management work, delivery method, fees, and reporting. Even if one company holds both roles, Airbnb settings do not replace the contract or legal responsibility.
Compare the roles on four axes
- Status: a co-host is an Airbnb feature. A residential accommodation manager is registered by Japan's Minister of Land, Infrastructure, Transport and Tourism and works under a management contract.
- Appointment: an authorized listing user invites a co-host in Airbnb and selects access. A management contract defines the parties, property, duties, costs, and term.
- Scope: co-host permissions describe actions inside Airbnb. Cleaning, equipment, safety, neighborhood response, and statutory records depend on the contract and operating structure.
- Responsibility and records: document the Airbnb primary host, listing owner, contracted manager, and each cleaning or onsite executor separately.
Grant only the Airbnb access needed for the work
Airbnb offers different co-host access levels. Full access, calendar and messaging access, and calendar-only access allow different actions. Choose the least access needed and avoid sharing personal login credentials.
Changing the primary host does not necessarily transfer listing ownership or review attribution. Before a change, check the payout account, tax details, identity verification, two-factor authentication, recovery contact, and issue-claim controls that remain with the owner.
Do not replace required management entrustment with a co-host setting
Japan's Tourism Agency states that when entrustment under Article 11 is required, residential accommodation management work must be entrusted as a whole to one registered manager. The entrustment itself cannot be split among several contractors or leave part outside the contract with the owner. If the owner performs an individual task after full entrustment under the manager's responsibility, define that role separately in the contract.
Separately confirm whether a person or company invited as a co-host is registered as a residential accommodation manager and has signed a management contract for the property. The need for entrustment and any filing change depend on the location and operating form, so check with the local authority or a qualified professional when needed.

- 2. Owner presence: will the owner be absent during stays, and what distance and management conditions apply?
- 3. OTA ownership: who owns the Airbnb account and listing, payout destination, and tax details?
- 4. Required actions: which messages, pricing, calendar, reservations, and listing edits will be delegated?
- 5. Onsite execution: who handles cleaning, access, equipment faults, neighbor contact, and emergencies?
- 6. Contract responsibility: who executes, instructs, approves, pays, and keeps the completion record?

Can I add a minpaku management company as an Airbnb co-host?
